Troy basement waterproofing FAQ

Updated October 19, 2026

Are you the contractor?

No. We're a referral service. One independent waterproofing contractor who works in Troy receives your request, visits, and gives you a free written estimate. The work and the warranty are theirs.

What do I pay you?

Nothing. The contractor pays us for the introduction.

My house was built in 1988. Why is the basement wet?

Troy sits on former farm and wetland clay (Brookston, Colwood, Shebeon soils). Poured walls from the 80s leak at cracks and tie-rod holes, and the original sump pump is long gone. Both are fixable, often cheaply.

Can they do just the two wet walls?

In a poured-wall basement, often yes. A partial interior system is legitimate when the water isn't coming from the water table under the whole slab. The contractor will say which it is.

Our basement is finished. How bad is the mess?

For interior drain tile, the bottom one to two feet of drywall and the carpet edge along the treated walls come off and are restored afterward. Crack injection needs only a small opening at the crack. Get both demolition and restoration in writing.

How quickly will someone call?

Usually within a business day. After a big storm, longer.

Do you cover all of Troy?

Yes, all four ZIP codes (48083, 48084, 48085, 48098). The contractors also serve neighboring Rochester Hills, Sterling Heights, Clawson and Birmingham.

Is a permit required?

For sump pumps, drain tile tied to a sump, and sewer-related work, yes, through Troy's BS&A Online system. The contractor should handle it.

What if I get a cheaper quote elsewhere?

Take it, if the scope and warranty match. There's no obligation to the contractor we send or to us.

Can you recommend a specific brand of pump?

We don't give product advice; we're the introduction. The contractor's estimate names the pump and backup, and you can compare from there.
